Data Centre BIM Modelling Services UK
Optimar Precon provides data centre BIM modelling services in the UK for main contractors, M&E specialists and design teams: Revit M&E models, Navisworks coordination and information delivery to ISO 19650 and the UK BIM Framework.
Data centre layouts are sensitive, so every project is set up with security-minded information management, controlled CDE access and need-to-know model sharing.

How ISO 19650 Works on a UK Data Centre Project
Information requirements flow from the client to the delivery team. We respond to each one with a defined deliverable.
| Client requirement | What it defines | How we respond |
|---|---|---|
| OIR and AIR | What the operator needs to run and maintain the facility | Asset data structured for handover and COBie exports |
| EIR (Exchange Information Requirements) | What information is exchanged, when and in what format | Pre- and post-appointment BIM execution plans |
| Information delivery plans | Who produces each container and when | Task and master information delivery plans (TIDP and MIDP) |
| CDE workflow | How information moves through review and approval | Containers managed through work in progress, shared, published and archived states |
| Level of Information Need | How much geometry, data and documentation each element needs | Element-by-element LOIN matrix agreed before modelling |
Why Data Centre BIM Needs ISO 19650-5
Data centre models reveal power paths, cooling capacity and security layouts. ISO 19650-5 sets out a security-minded approach to managing that information.
Security Triage
Sensitivity of the project and its information assessed at the start, with controls set to match.
Need-to-Know Access
CDE permissions limited by role and discipline, so each party sees only what it needs.
Segregated Models
Sensitive areas such as electrical rooms and security systems held in separate, restricted containers.
Redacted Outputs
Shared drawings and model views stripped of sensitive detail for wider supply chain use.
Optimar Precon is also certified to ISO/IEC 27001 and ISO/IEC 27701, so model access, file transfer and retention follow certified information security controls.
Modelling to Level of Information Need, Stage by Stage
UK projects define geometry, data and documentation together using Level of Information Need, set out in BS EN 17412-1, rather than geometry-only LOD.
| RIBA stage | Geometry | Information and documentation |
|---|---|---|
| Stage 3 Spatial Coordination | M&E plant and main routes with space reservations | Plant schedules, Uniclass classification, coordination reports |
| Stage 4 Technical Design | Fully coordinated services with supports and clearances | Clash reports, builder’s work information, specification references |
| Stage 5 Manufacturing and Construction | Fabrication-ready assemblies and prefabricated modules | Installation drawings, product data, revision records |
| Stage 6 Handover | As-built geometry verified against site records | COBie data, O&M links, asset tags for the operator |

UK Data Centre BIM Modelling: FAQs
Do you deliver data centre BIM to ISO 19650?
Yes. Optimar Precon is certified to ISO 19650 for BIM information management. We respond to the EIR with pre- and post-appointment BEPs, deliver to TIDPs and MIDPs, and manage information through the CDE states set out in ISO 19650-2.
What is security-minded BIM and why does a data centre need it?
Security-minded BIM, set out in ISO 19650-5, controls who can access sensitive building information. Data centre models show power paths, cooling capacity and security layouts, so access is limited by need to know and sensitive areas are held in restricted models.
What is Level of Information Need?
Level of Information Need, defined in BS EN 17412-1, sets the geometry, data and documentation required for each element at each stage. It replaces geometry-only LOD thinking on UK projects that follow the UK BIM Framework.
Do you classify models using Uniclass 2015?
Yes. Model elements, systems and spaces are classified to Uniclass 2015, so information can be filtered, scheduled and handed over consistently.
Can you produce COBie data for data centre handover?
Yes. Asset data is structured to the operator’s asset information requirements and exported as COBie, alongside as-built models that support Soft Landings and facility management.
Can you model offsite and prefabricated M&E for UK data centres?
Yes. We model prefabricated plant skids, riser modules and corridor racks for offsite manufacture, with fabrication-ready geometry and installation information.
