
Project Overview: Scan to BIM for NYC High-Rise
In the heart of Manhattan, Optimar Precon supported a $300 million, 40-story commercial high-rise that redefined modern workspaces. The 600,000-square-foot development included office towers, retail spaces, and sustainable features. The project also targeted LEED Gold certification.
Given the scale, complexity, and tight 24-month schedule, the project required flawless coordination and digital precision. Our experience in Revit, Navisworks, and ISO 19650-compliant workflows helped drive accuracy, reduce risk, and align with the client’s sustainability and cost goals.
The Challenge
The project began with outdated, incomplete 2D PDFs from the 1990s. These legacy documents led to coordination issues between architectural, structural, and MEP teams—putting 15% of the budget at risk due to potential rework and three-month timeline delays.
The client also had to comply with New York’s strict building codes and meet LEED certification standards. Manual updates to these drawings were slow and error-prone. A shift to 3D BIM was essential to avoid delays, reduce clashes, and accurately visualize every layer of the building before construction.
Our Solution: Scan to BIM + Clash Detection
Optimar Precon deployed a full-scale Scan to BIM strategy that converted outdated files into a centralized 3D model:
- Point Cloud Integration: We laser scanned the entire site, generating a point cloud with 2mm accuracy.
- PDF to BIM Conversion: 500 legacy drawings were transformed into a parametric BIM model in Revit, including structural, architectural, and MEP elements.
- Clash Detection: Over 300 conflicts (e.g., ductwork through structural beams) were detected in Navisworks and resolved digitally—before reaching site.
- ISO 19650 Compliance: The model followed global standards to ensure data quality and interoperability.
- Cloud Collaboration: The BIM model was hosted on a Common Data Environment (CDE) for real-time access and coordination across all project teams.
We also integrated LEED-focused design elements, such as high-efficiency HVAC systems and sustainable materials, and ran 4D construction simulations to manage sequencing and avoid delays.
