Project Overview

Optimar Precon supported a £25 million expansion of a UK university by delivering ISO 19650-compliant documentation for a new 100,000-square-foot research facility in Manchester. The project included high-tech laboratories and sustainable systems built to meet BREEAM Excellent standards.

The 18-month timeline required precise coordination between architects, engineers, and contractors. With over two decades of experience and deep ISO 19650 expertise, we ensured consistent documentation, regulatory compliance, and smooth collaboration across teams.

Challenge: Disorganized Files and Manual Errors

The client was dealing with more than 500 scattered documents—including drawings, RFIs, and submittals—spread across multiple platforms. This lack of version control risked serious delays in approvals and non-compliance with ISO and BREEAM requirements.

Manual tracking also introduced errors in roughly 12% of the documents, threatening construction quality and exposing the project to potential rework, delayed milestones, and over £1 million in cost risks tied to inefficiencies and compliance issues.

Our Solution: A Centralized ISO 19650 Documentation System

Optimar Precon implemented a customized, cloud-based documentation platform aligned with ISO 19650 standards:

Centralized Repository
All 500+ project documents were consolidated into a secure, structured system, improving access and version control.

ISO 19650 Restructuring
Documents were renamed, organized, and formatted according to ISO 19650, improving clarity and coordination across disciplines.

Automated Workflows
RFIs, submittals, and change orders were routed through automated workflows, reducing manual handling and approval lag.

Quality Assurance Reviews
We conducted detailed audits of specifications and shop drawings, identifying and correcting issues early in the process.

BREEAM Integration
Sustainability documentation—including materials data and energy performance reports—was embedded to meet BREEAM Excellent certification requirements.

We also delivered staff training and facilitated weekly meetings to ensure ongoing alignment and progress tracking.

Results: High-Quality ISO 19650 Documentation

Our system produced measurable improvements across the board:

85% Fewer Document Errors
Centralized control and structured reviews drastically improved document reliability.

Five Weeks Saved on Approvals
Automated workflows and consistent formatting helped cut approval cycles by 25%.

Full Compliance Achieved
The project passed all ISO 19650 and BREEAM audits with no revisions required.

Over £800,000 in Cost Risk Avoided
By preventing rework, reducing delays, and maintaining compliance, the project sidestepped costly disruptions.

Improved Team Collaboration
Real-time access and standardized documentation boosted transparency and trust across teams.

As a result, the client praised our systematic approach and seamless integration with their BIM environment.

Project Overview: BIM Modeling for Canadian Infrastructure

Optimar Precon helped transform a $100 million urban highway upgrade in Toronto through advanced BIM modeling. The project involved a 10-kilometer stretch with smart traffic systems and sustainable drainage. The goal was clear: improve coordination, cut costs, and deliver a future-ready infrastructure solution with minimal disruption to one of Canada’s busiest cities.

With over 22 years of BIM expertise, our team used Autodesk Revit and Navisworks to develop a detailed digital twin of the highway. This supported our client’s need for a smarter, greener, and more coordinated build.

The Challenge: Fragmented Data and High Rework Risk

The project started with over 400 outdated CAD drawings and scattered survey data from multiple stakeholders. As a result, early-stage reviews uncovered more than 200 design conflicts—such as drainage systems clashing with bridge supports. These issues put the project at risk of $10 million in delays and rework, and threatened the construction timeline by three months.

On top of that, the client needed full compliance with CEAA environmental regulations, which required accurate integration of sustainable features like permeable pavements and low-impact lighting systems.

Manual coordination was no longer an option. The client needed a BIM solution to unify the design and keep construction risk-free.

Our Solution: Full-Scale BIM Coordination

Optimar Precon implemented a comprehensive BIM strategy to streamline planning and eliminate rework:

Data Integration
Consolidated 400+ 2D CAD files and survey data into a single 3D BIM model in Revit. The model covered highway geometry, utility networks, drainage, and smart traffic systems.

Clash Detection
Identified and resolved 250+ design clashes in Navisworks—such as underground utilities intersecting with structural footings—well before construction began.

Sustainability Modeling
Integrated CEAA-compliant elements directly into the model, including permeable pavements, bioswales, and energy-efficient lighting for environmental approvals.

4D Scheduling
Added time-based data to support construction phasing, reducing potential traffic disruption across all work zones.

Cloud Collaboration
Hosted the model in a Common Data Environment (CDE), providing real-time access to engineers, contractors, and regulatory authorities across Canada.

We also conducted bi-weekly BIM coordination meetings and trained project stakeholders on using the model effectively, ensuring consistent alignment from start to finish.

Results of BIM Modeling in Canadian Infrastructure

Our BIM services delivered major improvements across the board:

Cost Savings
Design optimization and clash resolution cut project costs by 18%, saving over $18 million.

Rework Prevention
Reduced design-related rework by an estimated 95%, saving over 200 field hours and significant labor/material costs.

Faster Delivery
Cut the design phase by eight weeks, keeping the build on schedule.

Environmental Compliance
Achieved full CEAA approval with no revisions required.

Stronger Collaboration
98% of design reviews were completed on time, thanks to real-time access and better coordination.

The client praised our precision and communication. They noted that our BIM model was key to navigating complex regulatory requirements.

Client Testimonial
